Linda Eagleton has been in the financial advice business long enough to recognise when the currents are changing.
She says the dynamics that are emerging in the New Zealand home loan market now will translate into unprecedented demand for good advice.
“There’s never been a more important time in our history that people need to use specialised advisors for finding info and not be dealing directly with banks,” she says.
Banks are operating under increasingly tight restrictions and becoming less able to lend to anybody that does not fit a rigid set of criteria. But growing numbers of people are starting to realise that going directly to a traditional bank will limit their options.
“People need to be able to sit down and have all of the options on the table in front of them.”
Her business, which operates through the Loan Market network, mainly focuses on home loans in the Auckland market where her office is based but also has clients from around the country.
She has been inundated with work recently, much of it from clients who have found themselves on the wrong side of tighter lending rules.
She points to one group of people, typically in their 50s or early 60s, who need to take out loans that will stretch well past their retirement age. Others might have non-property assets, such as a business, that they would sell upon retirement, enabling them to pay back a large loan. These customers have no issues with arrears or credit history.
“[But] there’s something about them that a bank wouldn’t do because of the policies that they’re under.”
Eagleton says that finding solutions for these types of customers that are not costly is becoming a major trend in the current regulatory and economic environment.
“We’ve got about four or five lenders that sit next to the banks and their interest rates are very close to main bank rates,” she says.
“We’ve got a long-term solution that will give them the next five or 10 years working life and then they can… get out but they’re not paying heaps in terms of interest rate.”
This would be important as the steam comes off a hot property market in post-pandemic New Zealand. Leveraging opportunities outside of traditional finance channels is key to her outlook for the upcoming year.
“The pie is going to be smaller so [my focus is on] thinking of ways to ensure that my slice is still the same.”
Even so, after 30 years in the industry, she says the job is still extremely rewarding as providing financial advice has a feel-good factor that other work would not provide.
“You have so much satisfaction in helping people achieve their goal,” she says. “You feel like you’re doing good, and you’re achieving things for other people.”
Being female is also an advantage.
“Women are quite suited to the industry [due to] the fact that probably we’ve got a little bit more empathy.”
She had also seen that the way she related to customers often made them feel more comfortable and confident enough to make an important financial decision.
While the pandemic had allowed many more people to work flexibly, Eagleton had been doing that for many years and she encouraged younger women to consider a similar career.
“It’s brilliant in the fact that you can work around your children’s hours,” she says.
“And when you want to take it to the next level, you can build it up around your family.”
