Not many people would think that Jamie Maclennan had only been in mortgage broking for just over a year and had no direct experience in the banking industry before that. His business, which operates through the Loan Market network, mainly focuses on home loans in the North Shore market where his office is based, but has recently been brokering deals in other centres such as Christchurch, Wellington and Hamilton. For him, the pandemic means that physical geography is not a barrier because people are more than happy to conduct the application process remotely.
“If someone calls me from Invercargill, we’re good to go,” he says.
After a successful first year, his business is expanding after already taking on a second person in late 2021.
“The next 12 months look massively busy with a lot of work ahead of us, and that includes acquiring a new business, bringing on more staff, and the ultimate goal would be to bring on more clients.”
Jamie had previously worked for a multinational imaging and electronics firm, rising quickly to the role of national sales manager, but had always thought about going into business as a mortgage broker. He sat on his newly minted financial advisor qualification for two years before making the leap in January 2021.
“It was always something I wanted to do, but I just never had a chance to do it.”
He says the key elements of his success are hard work and good communication with clients. He regularly puts in 60-to-80-hour work weeks and always makes sure clients are in the loop with their loan applications. He says that communication is a “massively important” part of the process that banks frequently forget.
“The thing with communication is that it just de-stresses the whole situation,” he says.
“Ensuring our clients are up to date with the status [of their mortgage application] throughout the process is key to ensuring the best client experience.”
The biggest challenge for first home buyers in New Zealand now was the Credit Contracts and Consumer Finance Act. It was designed to stop unwary borrowers taking on too much debt but had the unintended result of forcing banks to refuse more loan applications up front. This had caused a windfall of indirect referrals to mortgage brokers.
“For advisors, if anything, it has enhanced our business,” he says, pointing out that being able to show a range of options was often more helpful than the limited options available at a customer’s main bank.
For him, the primary appeal of mortgage broking is being a win-win situation for all parties.
“There is no cost [for the client] because I get paid by the lender ... the bank wins because they get the loan, and the client wins because they get the house.”
Sometimes, he even got flowers or chocolates from a customer simply for doing his job – something he thought would not happen often in other industries. “It’s pretty rewarding, in fact, it’s extremely rewarding.”
The mortgage industry is riddled with jargon, red tape, and policies that are always changing. Jamie’s goal is to make it all easy and understandable so his clients know what it all means and what to do at each stage to best simplify the process. This gives clients the confidence that they have someone who looks out for them when they are making the biggest financial decision of their life.
