Rustam Nomozov did not set out to become a mortgage adviser. A background in economics and accounting led into more than 10 years in banking across retail, business and commercial lending. He then built hands-on experience investing in property himself.
Becoming an adviser let him bring those strands together, and today, as owner and adviser at The Mortgage Lab, he works with clients across New Zealand from a base in the Kapiti Coast.
Over the past 12 months, Nomozov has helped 123 clients and written around $69 million in lending, with a strong approval and conversion rate. It was not an easy market to post those figures in, with higher interest rates, tighter servicing and cost-of-living pressure weighing on borrowers.
Many arrived with complicated positions: first home buyers with low deposits, investors needing the right structure, business owners under cashflow pressure and people who had been declined elsewhere. He puts the results down to quality applications, strong lender relationships and consistency with clients and referral partners alike.

Some of his most meaningful work has gone beyond arranging finance. Over the last 24 months, Nomozov has helped around eight to 10 businesses avoid liquidation by restructuring debt and improving cash flow. “It is about helping business owners survive difficult periods, protect their families and keep moving forward,” he says.
Nomozov applies the same care to every client regardless of the size of the loan, a habit he carried over from his banking years, where he learned there is no such thing as a small or big client.
A $50,000 top-up and a $3 million lending application both require proper advice. “The commission may be different, but the responsibility to the client is the same,” he says.
Underpinning the advice is constant learning. Nomozov stays close to lender policy through training and bank contacts, and reads widely on business, cashflow and leadership to guide clients with more complex needs. He also draws on long-standing relationships with lenders, real estate agents, accountants and builders to stay ahead of market changes.

A good outcome, in his view, is not always the cheapest rate but the right structure, clear communication and the confidence to proceed. His focus after settlement is just as deliberate, with regular reviews, refixes and restructuring keeping clients close. “I want clients to feel they have an adviser for life, not just for one transaction,” he says.
Looking ahead, Nomozov wants to be recognised as one of New Zealand’s most trusted advisers and to build a team of younger advisers who hold to a high standard. He increasingly sees himself as a coach and mentor, for clients making decisions about money and property and for advisers entering the industry, with the longer aim of helping families build wealth that can pass to the next generation.
