The group’s cornerstone initiative is what RCN calls the IRP program, short for “investor rental portfolio” − though this isn’t the official term. “IRP is just an internal label,” El Mofty explains. “When we talk to folks in this space − borrowers or brokers − it’s usually referred to as a portfolio term.”
But regardless of the terminology, the strategy is clear. “We’re using the IRP program to give investors access to capital that’s more efficient, more flexible, and better priced than stacking individual loans,” El Mofty adds. “By consolidating properties under one loan, we help investors manage cash flow, boost their returns, and position the assets for long-term value creation.”
And that consolidation not only supports better asset performance but aligns with RCN’s broader expansion strategy. “We’re going bigger. That means adding capital sources, pushing into larger deals, and expanding products like bridge portfolio loans, multifamily bridge, even lines of credit,” says El Mofty. “We’re also focused on speed and simplicity, and better tech − using some AI.”
However, achieving scalability and efficiency across structured deals depends on one critical factor: submission quality. That’s where Amplify, RCN Capital’s new training initiative, comes into play.
“Amplify is really training specifically for brokers,” El Mofty explains. “It’s just a way to train them on this product so when they submit a loan package to us, it’s good quality. They know exactly what to submit. They know what to collect from the sponsor, from the investor − they know what questions to ask.”
Educating investors as much as possible
The aim is to close the gap between capital and execution. As El Mofty notes, a lot of times they get brokers who will submit packages and they’ve never done these types of loans. “They’re new to the product and often submit incomplete packages, which slows everything down. It just doesn’t make for a good experience for anyone.”
By equipping brokers with a structured knowledge base, Amplify aims to improve deal flow quality, reduce friction, and accelerate funding timelines.
“The whole purpose of Amplify, or the objective here, is to try to educate them as much as possible,” adds El Mofty. “So that when they do bring us a deal, it’s a deal that actually meets our criteria − a deal that we can actually size and hopefully fund.”
The course, however, isn’t just about compliance − it’s strategic enablement. Amplify is a tactical training series RCN Capital built to walk investors and brokers through how these portfolio deals really work − what data they need, how they underwrite, and how to package a clean submission.
“We cover everything from valuation methodology to underwriting the cash flows and deal sizing,” El Mofty says. “Amplify lays out the playbook − what to prepare, how to qualify, what to avoid. For more seasoned operators, it’s about being sharper and using the loan to maximize value.”
Still, he remains realistic about its uptake, noting, “The brokers who know what they’re doing are not going to take this course. They already know how I underwrite deals. When they send me a deal, they know all of my assumptions because this is what
they do. So the course is really designed for brokers who are newer to the space and want to level up.”
As RCN Capital’s Structured Finance Group looks ahead, the IRP program and Amplify are deeply intertwined. The former supplies institutional-grade capital for rental portfolios; the latter ensures that intermediaries and originators can navigate the process with precision.
Ultimately, the goal is alignment − between investor sophistication, underwriting rigor, and capital deployment.
